What an annual service visit includes
An annual service is a defined inspection and cleaning routine, not a look-see. The technician verifies combustion with an analyser and adjusts within the manufacturer's specification, inspects and cleans the heat exchanger, burner and ignition components as needed, clears the condensate trap and drain, and checks system pressure, the expansion tank, the relief valve and the controls. Venting, gas connections and carbon-monoxide safety get checked, and you receive a written report of what was found.
The work is the same discipline that keeps a gas appliance safe to operate: Technical Safety BC regulates who may install, alter and maintain gas technologies, and the servicing of gas appliances is expected to be performed under that system rather than by a handy neighbour. Most manufacturers also make annual servicing a condition of their warranty, so the visit protects both the boiler and the paperwork that goes with it.
What affects the cost of the visit
Boiler type sets the baseline. A combination boiler concentrates a burner, two heat exchangers, a diverter valve and a domestic-water circuit inside one cabinet, so its service is more involved than a heating-only boiler's; the domestic heat exchanger on a combi deserves its own inspection, especially where water is hard. A floor-standing or commercial unit is larger again, with more surface to inspect and clean, and a system with multiple boilers or many zones takes proportionally longer.
Access and condition move the number. A boiler hanging in a clean, open mechanical room is quick to work on; one wedged behind stored belongings, or in a crawl space, costs more of the technician's day before a single test is run. Condition matters more than age in many cases: a boiler serviced annually presents clean and predictable, while one that has gone years between visits can need real cleaning time, and parts found to be worn are quoted separately before they are fitted.
