About this service
Condensing boilers are efficient because they extract heat from flue gases, which means they also collect acidic condensate and combustion deposits. Left unchecked, these foul the heat exchanger, block the condensate trap and trigger lockouts in the coldest week of the year. Annual maintenance clears and checks these points before they fail.
Manufacturers typically make annual servicing a warranty condition; IBC, for example, requires installation by a certified contractor and publishes maintenance steps in its manuals. Keeping a service record protects both the warranty and the next owner's confidence in the system.
A maintenance visit works through a documented checklist rather than a visual once-over. The safety devices come first: the safety limit controls, the pressure relief valve, the water pressure and temperature set points and the expansion tank. The controls and mechanicals follow: the thermostat, lubrication of the circulating pump as required, the radiant floor temperature control device where fitted, and the pressure switches and vent blower. The combustion and venting group is the part that cannot be judged by eye, covering the burners, the vent connector and the venting system, flame rectification, manifold gas pressure, clocked input, the heat exchanger, the supply-to-return temperature difference and elevated carbon monoxide. The visit ends with the equipment cleaned inside and out and the completed checklist left with the owner.
A maintenance visit is planned work on a working boiler, and it is deliberately different from a repair or an emergency call. A repair begins with a diagnosis because the fault sets the scope, and an emergency is a repair that cannot wait. When a service turns up a worn component or a reading outside the manufacturer's specification, the finding is explained and the repair quoted for approval before anything is fitted, so a scheduled visit does not quietly become a repair bill.

Process
How it works
- 01
Book a visit
Call or request a visit. Tell us the brand and model so the technician brings the right materials.
- 02
Inspect and test
Combustion, safety devices, pressure, condensate and controls are checked against the manufacturer's procedure.
- 03
Clean and adjust
Heat exchanger, burner and condensate components are cleaned as needed and settings verified.
- 04
Compare to the record
Readings and findings are compared with the last service so a slow drift in combustion or water quality is visible.
- 05
Report
You receive a written report and any recommendations, with no pressure to buy.
- 06
Authorize any repair
Anything beyond the service itself is quoted and approved before work continues.

Frequently asked questions
How often should a gas boiler be serviced?
Annually, ideally before the heating season. Most manufacturers require annual servicing to keep the warranty valid.
Does maintenance include water treatment?
A basic system-water check is part of the visit. Full treatment, flushing or inhibitor dosing is a separate service that can be added.
Do you offer maintenance plans?
Maintenance plans are planned for Boilers.ca but not yet published. Call to ask what ROMA currently offers.
What should I have ready before a boiler maintenance visit?
Have the boiler's make, model and age ready, know when it was last serviced, and be able to say whether the heating, the hot water or both have changed. Clear access to the boiler and its isolation valves and secure any pets.
Does boiler maintenance include a carbon-monoxide check?
Yes. A proper service checks for elevated carbon monoxide as part of the combustion and venting checks, and Technical Safety BC recommends a Canadian certified carbon monoxide detector for added protection.
Is annual boiler maintenance required for the warranty?
Manufacturers commonly make annual servicing a condition of the warranty, and Technical Safety BC recommends annual servicing for gas appliances. The completed checklist is the record that shows the condition was met.
