Gas Boiler Maintenance for Delta homes and buildings
Condensing boilers are efficient because they extract heat from flue gases, which means they also collect acidic condensate and combustion deposits. Left unchecked, these foul the heat exchanger, block the condensate trap and trigger lockouts in the coldest week of the year. Annual maintenance clears and checks these points before they fail.
Manufacturers typically make annual servicing a warranty condition; IBC, for example, requires installation by a certified contractor and publishes maintenance steps in its manuals. Keeping a service record protects both the warranty and the next owner's confidence in the system.
Building permits. Delta's Building & Renovating page lists when a building permit is required: new principal or accessory buildings (an accessory building under 10 m² needs no permit unless it contains operating mechanical equipment), additions, altering, renovating or repairing existing buildings or structures, completing unfinished areas such as basements, installing chimneys, and more. Minor modifications such as roofing repair and exterior finish repair do not require a permit. Source
Gas permits and boiler jurisdiction. Delta states that administration of safety standards and safe installation of electrical systems, gas, boiler and other technical equipment in British Columbia is delegated to Technical Safety BC, that "a permit is required to install or alter gas lines," and that gas, propane and boiler permit information comes from Technical Safety BC.
