What actually separates them

Both models are stainless steel, modulating, direct-vent condensing boilers on the gas-adaptive 'PHTM II' control, rated 95.0% AFUE with direct spark ignition and the same 16.3 × 17.8 × 29.8 inch cabinet, 2" venting to 70 ft (3" with increaser to 135 ft), 1" sweat supply/return, 1/2" MPT gas and 50 psig MAWP.

The 2120H raises the input ceiling from 80 to 120 MBH (minimum 8 to 13.6 MBH at sea level), and the ratings table prints 112 MBH DOE heating capacity and a 97 MBH net AHRI water rating against the 2080H's 75 and 65 MBH. Above 2,000 ft the 2080H's minimum input rises to 10 MBH.

The physical differences are small: the 2120H ships at 112 lb against the 2080H's 107 lb and holds 0.75 gal of water against 0.5 gal. Neither makes domestic hot water, so the choice follows the heat-loss calculation — homes whose design-day load clears the 2080H's 75 MBH DOE ceiling are the 2120H's audience.
